A different county, a different counter

Everything people assume from a Charlotte project needs re-checking here. Concord and Cabarrus County administer their own permitting and stormwater review, and thresholds for walls, structures and coverage are theirs to state.

We treat that as a design input rather than an afterthought: confirm the rules for your specific address before we finalise a layout, not after material is ordered. It is the single easiest way to avoid a three-week delay.

Trade work follows the same logic. A gas line to a fire feature or a new circuit for landscape lighting is permitted work by a licensed sub, and the sub pulls it through Cabarrus rather than Mecklenburg.

Newer subdivisions and uncontrolled fill

A lot of Concord's growth is recent — Afton Ridge, Christenbury, the corridors off Poplar Tent and Weddington Road. Those lots are flat, accessible and easy to lay out, and they carry the classic mass-graded risk: fill of unknown compaction under a very convincing-looking surface.

We proof-roll every subgrade before stone goes down. On one Concord job a planned seven-foot wall along a rear property line turned out to sit over roughly four feet of uncontrolled fill from the original subdivision grading, over soft clay. Finding that with borings before excavation changed the design and saved a rebuild.

Older Concord near downtown is the opposite: settled mill-town housing, mature trees, tighter access, and original grading that has had decades to drift.

Big yards, big builds

Because lot sizes here are generous relative to price, Concord produces some of our largest projects. Patios of 600 to 900 square feet are routine, frequently with a full outdoor kitchen rather than a grill pad.

That scale changes the engineering underneath. A masonry island cracks its own countertop if it settles unevenly, so it sits on a footing or a properly built base — not on pavers laid over topsoil. On Cabarrus clay we build that base the same way we do everywhere: geotextile, compaction in 3 to 4 inch lifts, and depth appropriate to the load.

Paver driveways and wide parking aprons are the other Concord specialty, driven by long approaches and the number of households with a boat or a trailer.

Drainage on flat clay

Flat is not the same as well-drained. Concord's red clay takes water at a fraction of an inch per hour, so on a flat lot with nowhere to fall, water simply sits.

We design slope before elevation: a minimum one percent fall away from the house, and preferably one and a half to two. Where there is genuinely no downhill outlet, the honest options are on-site detention, a permeable section with a stone reservoir and underdrain, or a catch basin system piped to a legal discharge point. What we will not do is aim concentrated runoff at a neighbour's lot.

Concord yards support genuinely large builds, and we regularly install full kitchens with grill, refrigerator and counter runs. The limit is usually budget and how you actually cook, not space. We price the base and utilities honestly because those are the parts you cannot upgrade later.
