Small lots and the access question

We see negative grade back toward foundations often enough that we look for it on every walkthrough.
The fix is usually unglamorous: extend the downspouts underground and away, correct the grade, add a catch basin at the genuine low point, and pipe it to a legal outlet. On Pineville clay, moving surface water is the honest answer — the soil is not going to absorb it.
