Acreage lots and rolling ground
Waxhaw and the Weddington corridor next to it carry the largest lots we work on regularly. The ground rolls rather than falls sharply, which is a pleasant middle ground: enough grade that a terrace or low wall creates real usable space, not so much that everything needs engineering.
Scale is the planning issue. On a two-acre lot a 400 square foot patio can look apologetic. We usually design in zones instead — a main patio off the house, a separate fire feature area, a path connecting them — because one enormous slab of pavers rarely looks right at that size.
Machine access is generally excellent, which keeps labour reasonable even on big projects. Material delivery distance is the offsetting cost.
Wells, septic and locating before digging
Many Waxhaw properties run on well and septic. Neither tolerates being built over or driven across, so we locate the drain field, its repair area and the well before layout rather than after.
This is not a formality. Compacting a loaded machine across a drain field can damage the system, and the repair cost dwarfs any hardscape. We ask for the septic permit drawing early and design the layout to clear it with margin.
811 gets called on every job. On older large parcels we have found irrigation mains, buried propane lines and long-forgotten electrical runs that appear on no drawing anyone still has.
Long driveways and what people build here
Paver driveways are a genuine Waxhaw category. Approaches of a hundred feet and more are common, and at that length the difference between a driveway that can be lifted and reset and one that has to be cut and patched matters.
Driveway spec is not the patio spec. We build 10 to 12 inches of compacted base, use 80mm pavers rather than 60mm, lay in herringbone at 45 or 90 degrees because it interlocks far better under turning wheels, and run a concrete toe curb rather than plastic edging along both sides. Plastic edging on a long rural driveway does not survive a decade of turning tires.
Above ground, the demand skews toward outdoor fireplaces, large stone features and full outdoor kitchens. Boulder walls also read correctly out here in a way they would not beside a formal patio in SouthPark.
Union County rules and Waxhaw's own review
Waxhaw is in Union County, so nothing about Mecklenburg permitting applies. Wall thresholds, setbacks and structure rules are Union County and the Town of Waxhaw's to state, and the historic district downtown adds its own layer for properties inside it.
Larger lots do not exempt you from stream buffers either. Several Waxhaw parcels sit near creeks, and buffer rules apply regardless of acreage.
HOA density varies sharply here — some covenant communities in Waxhaw are among the stricter ones in the region, particularly on wall heights and anything visible from a common area, while plenty of acreage properties have no association at all. Read your declaration before design.
